ECONOMIC DEVELOPMENT
WALDORF STATION
Waldor f Station is a proposed 145-acre
mixed-use project in Waldorf, Maryland at the
intersection of U.S. Route 301 and Maryland
Route 5.
The project is slated to comprise residential
elements, including townhouses, conventional
apartments and assisted
living. Non-residential
components will
include retail, hospitality, entertainment and
office space.
Greenberg Gibbons will be developing the site
into an open-air mixed-use development and
will lease and manage the property bringing quality shops and restaurants to the region.
This transformational project will serve as an
attractive gateway to Waldorf and Charles
County. It will create a sense of place and
“downtown,” which currently do not exist
in the County.
A fiscal impact analysis prepared by
CCEDD shows an estimated value of
the project of approximately $346.7
million at build-out and stabilization,
generating an estimated $5.9 million
in annual municipal revenues and $4.3
million in annual municipal costs, for an
annual surplus of $1.6 million in 2019
dollars.
Additional projects have been approved in the county’s
fiscal 2025 to 2029 Capital Improvement Program to
improve the intersection at Mattawoman/Beantown Rd.,
the intersection of Pinefield Rd./MD Route 5 Business,
as well as roadway improvements on Substation Rd. to
support this project.
Planning, Permit s, and CCEDD meet bi-weekly with
Greenberg Gibbons personnel to discuss the progress
and status of relevant regulatory and approval issues with
regard to the Waldorf Station development project prior to
the issuance of building and construction permits.
PHASE I OF WALDORF STATION is under construction on the east side of U.S. Highway 301 and
will comprise a mix of townhouses, apartments
and neighborhood serving retail.
Concurrent with the construction of Waldor f
Station will be the completion of the Western
Park way, which will link the St. Charles Towne
Center in south Waldorf to U.S. 301 at Waldorf
Station. The first two phases of construction are
complete, and the final phase of the Western
Parkway is underway.

Board of Commissioners have approved a development
agreement with Greenberg Gibbons.
